Fresh plans have been submitted for an 85-home development in the rapidly expanding Norfolk town of Loddon. Cripps Development has lodged a bid with South Norfolk Council detailing the design and layout of the nine-acre site north of Beccles Road.
The proposed scheme includes six one-bedroom, 25 two-bedroom, 31 three-bedroom, and 19 four-bedroom homes, with 28 properties designated as affordable housing. All homes are planned to feature off-road parking, with some including garages, and roads designed to promote slower traffic speeds. According to the developers, “roadways have been designed to encourage slow speeds by incorporating traffic-calming features such as bends and speed tables.”
The submission follows the ongoing construction of the Loddon Rise development next door, which will add 180 homes to Beccles Road. Combined, the two developments would deliver 265 new properties, potentially bringing around 530 new residents to Loddon, an almost 17% increase on the town’s current population of roughly 3,200.

Outline planning permission for the 85 homes was granted last year despite concerns about the town’s ability to accommodate increased demand on local services. Objectors have raised traffic concerns, with one stating, “The centre of Loddon is difficult to access and congested with cars. More vehicles, which would be inevitable, will exacerbate this problem and change the nature of the town.”
Loddon Town Council also voiced objections, emphasising the need to protect the town’s heritage: “Our heritage town needs to be protected by South Norfolk Council to ensure it retains its identity and does not become a collection of disparate and unconnected housing developments.”
